Fence Cost in Charlotte, NC (2026)

Charlotte is the fastest-growing major city in the Southeast, and new construction is driving massive fence demand. Here's what fencing costs across the Queen City metro.

Average Fence Cost in Charlotte

For a standard 6ft wood privacy fence (150 linear feet):

MaterialCost per Linear Foot (Installed)150 ft Total
Treated pine privacy$22-34$3,300-5,100
Cedar privacy$28-42$4,200-6,300
Vinyl privacy$32-48$4,800-7,200
Chain link (4ft)$12-20$1,800-3,000
Chain link (6ft)$15-25$2,250-3,750
Aluminum ornamental$30-50$4,500-7,500
Wood + aluminum combo$35-55$5,250-8,250

Charlotte runs 5-10% below the national average — a competitive contractor market and access to Southeast lumber keeps prices reasonable.

Charlotte-Specific Factors

HOA Capital of America

Charlotte might have more HOA-governed communities per capita than any other city. Virtually every subdivision built after 1990 has an HOA, and they ALL have fence rules.

Common Charlotte HOA fence requirements:

  • Material: Wood or vinyl only (chain link almost universally banned from view)
  • Height: 6ft maximum in rear, 4ft maximum in side yards that face streets
  • Style: Board-on-board, shadow box, or specific vinyl panel styles
  • Color: Natural wood tones, white, or tan vinyl
  • Setback: Often 2-5ft inside the property line
  • "Good side out": Required in most HOAs
  • Approval process: Submit an architectural modification request (AMR) — takes 2-6 weeks

For contractors: Always ask "Are you in an HOA?" first. Quoting a job that gets rejected wastes everyone's time.

Piedmont Red Clay

Charlotte sits on Piedmont red clay — same as Atlanta. It's workable but has quirks:

  • Good drainage when dry, holds posts well
  • Slippery and sticky when wet — don't dig post holes after heavy rain
  • Moderate frost depth (12-18 inches) — 24-30 inch post depth is sufficient
  • Tree roots are common in established neighborhoods (Myers Park, Dilworth, Elizabeth)

Permits

  • City of Charlotte / Mecklenburg County: Residential fences 8ft and under do NOT require a building permit. However, you must comply with setback and height zoning requirements.
  • Front yard: Maximum 42 inches in most residential zoning
  • Corner lots: Sight triangle rules apply — no fence over 30 inches within the sight triangle at intersections
  • Pool fences: Must comply with NC Residential Code (4ft minimum, self-closing gates)
  • Surrounding counties (Union, Cabarrus, Iredell, Gaston, York SC): Rules vary — check each jurisdiction

No permit ≠ no rules. Charlotte code enforcement will respond to complaints about non-compliant fences.

Climate

Charlotte has a moderate climate — good for fence longevity:

  • Humidity is moderate (not as aggressive as coastal NC or Florida)
  • Freeze-thaw is mild (20-30 cycles per year, much less than Denver or the Northeast)
  • Termites are present — use pressure-treated lumber for ground contact
  • Staining timeline: Treat wood fences within 6-12 months of installation

1. Treated Pine Privacy

Charlotte's #1 fence by volume. Southern Yellow Pine is abundant and affordable in the Carolinas. Standard: 6ft dog-ear or flat-top privacy with pressure treatment.

2. Cedar Board-on-Board

The upgrade that's becoming standard in Ballantyne, Providence, SouthPark, and newer HOA communities. Western Red Cedar with overlapping boards for full privacy and a polished look.

3. White Vinyl Privacy

Growing fast in Charlotte, especially in HOA communities that want uniformity. Maintenance-free in Charlotte's moderate climate — no staining, no rot.

4. Black Aluminum Ornamental

The go-to for front yards and pool fences. Clean lines, zero maintenance, works in every Charlotte neighborhood from Myers Park to Mooresville.

5. Shadow Box

Popular in Charlotte's older neighborhoods and anywhere "good side out" is required. Both sides look finished — eliminates the neighbor conflict.

6. Wood + Aluminum Combo

A Charlotte favorite: black aluminum ornamental across the front with cedar privacy around the sides and back. Best of both worlds — curb appeal and privacy.
